The problems that you describe are all fixable, with money and time (plus a lot of work). I wouldn't call that truck a total lost cause, but it is not...
I haven't been inside my TC yet. But while the access panels are off it's a good time to check the bolts on the Jack shaft. Mine had two loose bolts and one missing bolt.

I have a friend who is considering one of these for his landscaping business. Would it be appropriate for hauling dirt and grading on 1-2 acre lots, or is it overkill? He has a skid steer, but sometimes needs a little more power. And I'm trying to spread the "green disease" 🤣
You will need a 13/16" Budd socket. Might find one at Oreilleys, definitely at a parts store that caters to semi trucks

It looks like a lot of truck for the price. Drive it before you buy it, for sure. Daily driving a deuce of any sort will get expensive maintenance-wise in a hurry. It can be done, though. Good luck!
